FORTUNE BUYING EMTEK, SCHAUB: Fortune Brands Home & Security has agreed to buy the Emtek and Schaub premium and luxury door and cabinet hardware business and the U.S. and Canadian Yale and August residential smart home locks business from Assa Abloy for $800 million. With revenues of about $350 million in 2021, Emtek and Schaub are key players in the fast-growing smart lock and premium/luxury hardware categories. JCHS PROJECTS SOFTER GROWTH THROUGH 2023: Spending growth for home improvement will continue to slide through Q4 2023, reports the Joint Center for Housing Studies at Harvard University. In the Leading Indicator of Remodeling Activity (LIRA), the Center predicts year-over-year home remodeling and repair spending to grow 6.5 percent in the 4th quarter next year, compared to its projection of 16.1 percent for the 4th quarter of 2022. Declining home sales, rising interest rates, and the increasing costs of contractor labor and building materials are the main culprits for the slide. ProRemodeler has more.

CABINET SALES STRONG THROUGH SEPTEMBER: The Kitchen Cabinet Manufacturers Association reported overall sales jumped nearly 24 percent in September compared to a year ago. Custom cabinet/vanity sales rose 8.4 percent over September 2021, while sales of semi-custom units gained 32.5 percent and stock cabinet sales increased almost 22 percent. Year-to-date, sales rose 17.6 percent compared to the same period last year. KBDN has more.

Fewer Jobs Open, Fewer Workers Quitting in October

The good news is that more people have jobs, as employers reported 353,000 fewer openings in October — but there are still 10.3 million jobs open in the U.S. The overall number of openings has fallen from a peak of 11.9 million in March.

  • Construction businesses hired 332,000 workers in October, however 189,000 quit the same month. That sector still currently has 371,000 openings — 69,000 fewer than were open in April, when construction had the greatest number of openings since 2010.
  • Health, hospitality and retail together accounted for 50 percent of all those hired in October.
  • General economic uncertainty means businesses have tightened their hiring, to 6 million in October compared to 6.7 million in November 2021.
  • While 4 million workers quit in October, that’s 34,000 fewer than the previous month, and 500,000 fewer than the 4.5 million peak reached in November 2021.
  • Government agencies have currently 922,000 openings, followed by 879,000 in retail —which will likely drop when holiday hiring is recorded.

Existing Home Sales Tumble Again

Blame rising mortgage rates for the drooping housing market, which saw sales of existing homes skid another 6 percent in October to an annual rate of 4.43 million units. Except for a brief collapse in the pandemic shutdown, this is the lowest sales pace  in a decade.

  • Existing home sales have fallen for nine straight months since January, when they were tracking at an annual rate of 6.5 million units sold — 2 million more than in October.
  •  Sales were 28 percent lower in October than they were in October 2021, when they were running at a rate of 6.2 million sales annually.
  • Sales fell in all four U.S. regions, with the biggest drop in the West.
  • Inventory of homes for sale dipped to 1.22 million houses available, for a 3.3-month supply at the current sales pace.
  • The median selling price of an existing home hit $379,000, down from September’s $384,000 mark but up 6.6 percent from October 2021. That’s the lowest annual increase over the last three years. In 2020 and 2021, house prices were rising around 15 percent over the prior year.
  • Softer sales and easing prices indicate that demand is stabilizing from the frenetic pace induced by the pandemic.

New Home Starts Continue Slide

Construction of new houses fell another 4.2 percent in October, to an annualized 1.43 million units, and are 9 percent below the pace set in October 2021.

 

  • Starts have fallen 21 percent from the 1.8 million pace recorded in April — likely the result of skyrocketing mortgage rates, which have more than doubled this year.  
  • Single- and multifamily segments each fell for the month: single-family construction dropped 6.1 percent to 865,000 homes. Multifamily starts dipped 1.2 percent to 570,000 units, however they are 18 percent higher than October 2021.
  • Year-to-date, multifamily starts are 17 percent ahead of last year, with 449,000 multifamily units started from January through October — more than any year since 1986 — to meet the need for rental units.
  • Only the South registered a YOY gain, up 7 percent from October 2021. The Northeast is down 35 percent, with the West and Midwest each down 11 percent.
  • The overall number of houses under construction inched up by 0.8 percent in October to a record 1.72 million.

Headed in the Right Direction: PPI Falls for Fourth Straight Month

Prices of commodities from manufacturers and suppliers fell by 1.3 percent in October, logging a fourth straight monthly decline. Though still 10.3 percent higher than October 2021, it’s a vast improvement from just a few months ago when prices were increasing above 20 percent annually.

 

  • Prices for most major commodities fell from September to October, led by a 3.7 percent drop in fuels, though prices are still 22 percent higher than a year ago.
  • Lumber prices, which saw the most dramatic spike last year, eased by 1.9 percent in October but still outpace 2021 levels by 6.2 percent. Metals declined 2.7 percent and are down 5.1 percent YOY.
  • Construction products overall rose 2.5 percent for the month, running 18 percent ahead of last year. This is slightly lower than the preceding three months, when prices were running 20 percent ahead of 2021.
  • Residential heat stoves are 9 percent higher than 2021. But residential water heaters are just 4 percent more than year-ago levels.

FERGUSON OPENS NEW DISTRIBUTION CENTERS: Ferguson has opened two automated Market Distribution Centers (MDCs) with a substantial robotic presence in Aurora, Colo., and Chandler, Ariz. The MDCs are energy-efficient and operate 24-7 to fulfill orders quickly with minimal manual handling. The MDCs have also added 75 new “human” jobs in Arizona, bringing the total employed there to 200. Ferguson expects to build two or three MDCs over the next few years. KBB has more.

DREXEL BUYS MCMAHON: Two leading Wisconsin supply firms have agreed to join forces as of Dec. 31. Drexel Building Supply, based in Campbellsport, is acquiring McMahon & Co., a Jackson-based supplier of doors and millwork. The combined entity will be known as Drexel Doors & Millwork and will have more than 700 employees. The company expects to double capacity with a state-of-the-art facility employing 100 workers and scheduled to open in 2024. For more on both companies, go to Drexel and McMahon.

TULIP BLOOMS IN U.S.: Tulip Cooking has introduced a modular cooktop system with gas and induction burners for seamless integration into countertops. There are 20 basic configurations, including one to six burners, and gas and induction may be combined for a custom set-up. Tulip is based in The Netherlands with a U.S. office in Connecticut. The company plans to introduce additional products at KBIS 2023, Booth N1766.

In a report issued on Nov. 3, the Department of Commerce said it reviewed earlier decisions and said it wouldn’t change its order, assigning zero dumping margins (import duties) on the 16 companies, which the associations allege constitute unfair trading practices and threaten U.S. manufacturing jobs. Wholesale Appliance Sales Rise in September

Sales of household appliances at wholesale rose 1.6 percent in September, but they were the only bright spot among the construction, appliance, hardware and home furnishings categories tracked by the U.S. Census Bureau, which all posted declines. Overall, wholesale sales of all products rose just 0.4 percent for the month.

 

  • Household Appliances posted a wholesale volume of $71 billion, slowly recovering from a 6.4 percent decline in February. Appliances represent about 10 percent of all money flowing through merchant wholesale businesses.
  • Hardware & PHVAC wholesalers saw the biggest drop, down 2.4 percent to $18 billion from August — although it was the category’s first decrease in seven months.
  • Sales of Lumber & Construction Materials slumped 2 percent, to $22 billion. Monthly sales have fallen in four of the last six months, reflecting continuing declines in new-home construction.
  • Home Furnishings also declined by 1.4 percent for the month, to $11 billion. YOY sales are 11 percent higher, virtually the same growth as that of all durable products combined.
  • Overall sales of Durable Goods at wholesale rose by 0.7 percent to $325 billion, with annual growth of 11 percent.
  • Wholesale volume of Non-Durables edged up 0.1 percent to $375 billion, but on an annual basis, their sales are 18 percent higher, YOY.
